Let Only Service
Designed for landlords familiar with the property lettings industry and have time to keep up to date with ever-changing tenancy law and legislation, whilst also dealing with the day to day needs of your tenants and the maintenance needs of the property.
Here Nicholas Estates will market your property, conduct viewings and carry out tenant referencing to ensure the prospective occupant is suitable. We will execute a tenancy agreement with your new tenant and hand over keys to the property, after which it will be over to you.
Managed Let Service
If you don’t have the time to deal with your tenants direct, prefer an arms length relationship or reside some distance away from the rental property, then a managed let service may be for you.
In addition to those services included in the Let Only Service above, Nicholas Estates will collect the monthly rent by standing order direct to our client account. We will then forward the rent to your bank account by BACS payment.
We will also handle issues of maintenance in a timely and cost effective manor, producing a monthly statement your rent account by email after each rent period. Our trained staff will also arrange and keep record of all legislative documents required to keep you compliant throughout the tenancy term.

Rent Warrantee Service
This provides landlords peace of mind, if your tenant falls into arrears and is evicted Nicholas Estates will cover every penny of your lost rental income. In addition legal expenses relating to obtaining possession of the property are covered up to £1000 (inclusive of Vat).
Although your tenancy may be running smoothly, it maybe beneficial from time to time to check the property over, Nicholas Estates will visit the property and check for any maintenance issues not reported by the tenants or any signs of misuse. Landlords often accompany these visits for their own comfort and peace of mind.
