- Should I find a house I like before I get a valuation?
This entirely at the discretion of the seller. Some sellers prefer to be more organised before engaging with estate agents to discuss a valuation. However, you choose to proceed receiving a valuation as soon as possible is advisable, helping you understand your financial position.
- What are the risks of a chain?
When involved in a chain, you are dependent upon other transactions going through. There is no limit to the size of the chain, so transactions down the line can lead to your deal falling through.
- What do I need to do ahead of viewings?
It is always important that your house is presented in the best possible light, thus it is vital that your home is clean and tidy, without any clutter. Nicholas Estates will conduct viewings to help present your home to potential buyers.
- I have received an offer but haven?t found a house yet?
There are a number of options at this point. You can continue your search or you can reject the offer, if you believe that you won?t find your new home. Alternatively you can look into selling your home and temporarily moving into a rental property. From accepting an offer, sales take a few weeks to complete, so you have time to look and plan.
- What do I need to do to ensure I complete on time?
Ensure that you have spoken with Nicholas Estates and your solicitor to ensure that all documents have been put together, ready far in advance of the sale.
